Sakofall in Dagens Bygg & Fastighet

Sakofall in Dagens Bygg & Fastighet in an article highlighting the company's business model for cost-effective and scalable housing production. The article takes its starting point in how Sakofall, based in Ludvika, combines a proprietary factory concept, centralized purchasing, and turnkey contracting under its own management to enable construction starts even in a challenging market.

In the article, CEO Tom Sakofall the company has chosen to own larger parts of the value chain by keeping project management, purchasing, and logistics in-house, while professional work is carried out by local contractors. This model creates predictability, lower production costs, and enables the construction of new rental housing in both smaller growth areas and metropolitan regions.

"We can produce more cheaply than our competitors and thus continue building even when the market is hesitant. This allows us to deliver housing at lower rents and reduce the risk of vacancies," says Tom Sakofall the article.

The article also describes Sakofall's growth plans, whereby the company has approximately 200 apartments in production and aims to start construction on around 300 homes in 2026, with the long-term ambition of reaching a production rate of 1,000 homes per year. The article also highlights the company's strategy of combining its own management with selective divestments to balance cash flow and capital requirements.

We are delighted with the attention in Dagens Bygg & Fastighet and the opportunity to share Sakofall's view on how long-term thinking, local collaboration, and industrial thinking can contribute to more sustainable Swedish housing production.

The civilian and military security industry in Arboga is growing and new housing is needed

Press release Arboga, 2025-11-28

We are now building 24 new rental apartments on Skolvägen in central Arboga based on the needs of the industry and in collaboration between Sakofall, Arboga municipality and Norrlandsfonden Bostadsfinansiering.

"In line with the ongoing expansion of the defense industry and the Armed Forces' two units FMLOG and FMTIS in Arboga, the need for new housing is also increasing. In order to be able to attract and secure new skills for the operations, it is important that there are good housing opportunities here in Arboga. That's why we're pleased that new construction is now taking off. It contributes to the municipality developing as we wish," says Municipal Director Anders Neuman.

Britt-Marie Holmbom, site manager at Saab and Combitech in Arboga, is delighted with the planned construction, which will make it easier for the company to continue its expansion in the region.

"We see a great need for housing in connection with our recruitment plans in Arboga, which is required to meet the market's need for our products and services. We want competent staff who can live and work in Arboga in the long term," says Britt-Marie Holmbom.

Fastighetsbolaget Sakofall is accelerating housing production in Arboga and this project is a first phase with 24 apartments in 6 buildings. Construction will start during Q1 2026.

"The plan is to later proceed with phase 2 consisting of 40 apartments. Through the collaboration with Norrlandsfonden Bostadsfinansiering, we can increase the pace of new construction in growth areas," says CEO and founder Tom Sakofall.

Arboga is part of the Swedish Security Route, which is a functional collaboration aimed at meeting the needs associated with the growth of the Swedish Armed Forces and the defense industry. Norrlandsfonden Bostadsfinansiering prioritizes investment in market-complementary financing of housing in municipalities with strong industrial growth.

"If we cannot offer housing to newly recruited workers, the industry will not succeed in its expansion," says Susanne Olofsson, CEO of Norrlandsfonden's Housing Finance.

Norrlandsfonden's complementary housing financing started as a pilot activity in northern Sweden but now, with government funding, enables growing towns and cities to start building new rental housing.

Peab and Sakofall develop neighborhood within Bahcostaden in Enköping

Peab has transferred a property within Bahcostaden to Sakofall Fastigheter, which will build a four-story wooden apartment building with rental apartments for its own long-term ownership and management.

The sale of the property is the start of a collaboration with the ambition to work together on more of the remaining housing projects in Bahcostaden to complete the majority of the district. This is in line with the municipality's objectives for the area.

"We are very pleased with the dialog we have established with Sakofall and the shared ambition between the companies regarding the continued development of Bahcostaden. Our assessment is that the small-scale construction in combination with Sakofall's goal of long-term ownership of the homes will be an important addition to the area," says Anna Nygren Berg - Business Manager at Peab.

Sakofall is a real estate company originating in Dalarna that works with the entire chain from land acquisition to management. The company focuses on new production in growth areas with a documented housing shortage.

We are proud to take the next step in the development of Bahcostaden together with Peab. Our vision is to build sustainable and vibrant communities where people thrive - and this project is a concrete example of that. With our sustainable way of building in wood combined with our long-term management, we are creating quality homes for the future. We look forward to continuing to work closely together to realize the ambitions for the area," says Tom Sakofall - CEO of Sakofall.

Peab has owned the area, where Bahco's tool manufacturing was previously located in the Fanna district of Enköping, since the early 2010s. Over the years, Peab has built several blocks of housing in the area, both rental apartments and Tenant-owned homes, and now there are also plans for an elementary school (Bahcoskolan) with an associated sports hall - nestled in nature. The district, now called Bahcostaden, will continue to be developed with mixed housing in the form of apartment buildings and single-family homes such as villas and townhouses, and the next project in the area will begin in the fall.

Land acquisition in Arboga - we are building 64 new apartments in the Kastanjen area

Sakofall has signed a land acquisition agreement with Arboga municipality. In the Kastanjen area, right next to Vasagymnasiet, we plan to build a total of 64 rental apartments. The first phase, comprising 24 apartments, will begin in 2025.

- "This is a sale that will bring very positive development to the central parts of Arboga. It is an investment that strengthens us as a town and makes Arboga even more attractive," says Jonna Lindman (M), Chair of the Municipal Executive Board.

Different types of accommodation

On Monday, June 2, the contract was signed by our Business Developer Johan Martinelle and Arbogas Municipal Director Anders Neuman.

- It feels very good to sign this agreement. Our company and Arboga fit well together. We like to build in the old style, while thinking new and outside the box. Our focus is also to protect the local and we therefore hire local craftsmen for the construction, says Johan Martinelle.

- We see that this establishment will mean more housing options for Arbogab residents, while it can attract even more people to move here. It is about families, single households and the elderly, says Anders Neuman.

First phase already in 2025

The apartments will consist of so-called four-unit buildings, with four apartments in each building. As the construction of the first phase is planned to start already in 2025, it is estimated that occupancy could take place at the end of 2026. In the first phase, 24 apartments of the larger size will be built; 16 apartments with 3 rooms and kitchens (76 sqm) and 8 apartments with 4 rooms and kitchens (86 sqm). In the second phase, the construction of 40 apartments is planned, also in the size of 2 rooms and kitchen (57 sqm).
