Beautiful Söderbärke gets 10 apartments in semi-detached houses with construction starting in May. There are three- and four-room apartments with a carport next to each apartment. The house is built centrally with only 100 meters to ICA, vårdcenral and preschool.
- Söderbärke is a bit like southern Dalarna's answer to Tällberg, a very cozy place that attracts people from larger cities. We are building centrally, but everything is very rural and close to farmland, water and forest," says Tom Sakofall.
The apartments are expected to be completed in May 2023 and will be built in the typical 'Sakofall inspired by the 1920s.
- Our niche is building in small villages, not in cities. Our higher purpose is to develop the countryside, and Söderbärke is a good example. About 1000 people live here, but there is still a demand for Tenant-owned homes," says Tom.
Sakofall continues to take on the countryside! Now for the first time outside Dalarna and more specifically Hagfors. "We want to be involved in developing rural areas throughout the country in the long term. But initially we will stay in Dalarna or just outside the county, says CEO Tom Sakofall.
Fastighetsbyrån in Hagfors will be responsible for the sale. The project will be released for sale in August 2022. The plan is to put the shovel in the ground in May 2023 and the planned move-in is spring 2024.

We are now building in the growth municipality of Rättvik! There will be 12 apartments, which, like many of our other properties, are in the classic 1920s style. The apartments, which will be ready in May 2023, are being built centrally in Rättvik next to Folkets Park. They are cozy three-room apartments of 71 and 76 sqm, all apartments have an open floor plan, welcoming halls and two patios or two balconies.
- Our strength lies in the facades, we see that there is a demand for this type of house and we also think that we beautify the cityscape with our properties. We also have quality products throughout and we try to buy as locally as possible, all our building materials come from Karl Hedin, says Tom Sakofall.
The apartments in Rättvik sold out in no time and Sakofall is now looking for more land in Rättvik.
- Rättvik is super interesting, it's been far too long since it was built there, which is a bit strange, but we're happy to build more. We got a good response from the municipality and there was a great demand for our apartments," says Tom.
The new talent at Sakofall Fastigheter is Christoffer Landström, a business developer who will be Tom Sakofall's new sidekick. For the fast-growing company, Christoffer's role means a lot - finance, product development and business development end up on his desk.
Why a business developer?
- We are growing fast and are now raising capital to take on more projects at the same time, so it will be super important to keep track of liquidity and payment plans, and Christoffer will be responsible for that structure," says CEO Tom Sakofall.
What will Christoffer do in his role as business developer?
- He will work with finance, product and business development. Christoffer will also be an extension of me, who knows the whole flow. Today the company is very vulnerable, but if I get sick or want to take paternity leave now, Christoffer can take over.

- Christoffer is a really sharp guy, an Excel genius who is an economist at heart. He has previously worked as a controller at ABB Hitachi and as a product manager at Findity, where he helped build the Companyexpense service that 20,000 companies use today, so I look forward to him being involved in the development of Sakofall.

- There is a lot I liked about Tom and his company, above all I think the business model is very concrete and interesting with great potential to develop further. At Sakofall Fastigheter, the year began by bringing in new financial partners to speed things up. It is a financial collaboration between the newly established investment company Core Invest and Sakofall. Behind Core Invest are entrepreneurs Sven Rosén, Anders Skoglund, Tomas Olofsson and Johnas Jansson. - I want us to take that position and therefore it is a bit urgent. Our new collaborations are good partners, they are passionate about Dalarna's development and want to invest in local growth companies like Sakofall Fastigheter. In addition, their expertise is important to me, where I get more sounding boards and advisors, says Tom Sakofall, CEO of Sakofall Fastigheter AB.
The new investments mean a total of 174 new apartments in the towns of Ludvika, Borlänge, Smedjebacken, Hedemora, Säter, Vansbro, Rättvik and Fagersta.
- After meeting Tom for the first time, we immediately felt that this is a talented and innovative entrepreneur. The idea of building small Tenant-owned homes in the countryside is right on time, modern properties in a nice old style. Sakofall Fastigheter is growing and a new talent has come on board. Jonas Sjöberg from Ludvika has taken on the role of project manager. This means that the company can now gear up and invest in even more attractive housing in the countryside.
Why a new project manager?
We get several requests a week from landowners around Dalarna who want us to build. With another project manager, we can grow and take on more projects at the same time. From the fall of 2021, we will run the projects ourselves. We procure each contractor and handle purchases. We create security and strengthen quality when we are in the driver's seat ourselves, rather than bringing in a turnkey contract on our projects. We are building up competence with Jonas in our company, which means that we are preparing for the future," says CEO Tom Sakofall.
What will Jonas do in his role as project manager?
Jonas will manage construction projects from start to finish. This involves construction documents, procuring contractors, options with customers, holding construction meetings, ensuring time and delivery plans, final inspection and handover to the customer.

He is a senior industry professional with extensive project management experience. He comes from Konecranes, a world-leading group of lifting operations. There, Jonas has been a member of the management team and worked with process development and as a sales manager.
