Grant submitted for land allocation in Ludvika

We have now submitted our contribution for land allocation at Stora Hillänget in Ludvika where we plan to build 24 rental apartments. 3:s and 4:s of 72 and 85 sqm respectively with patio / balcony in a lakeside location.

We are keeping our fingers crossed for the award and looking forward to the project!

Brf Lissbrändan in Rättvik is completed

The Brf Lissbrändan project in Rättvik has now been inspected and taken over by its new members. We would like to extend our greatest thanks to all the partners who have made the project possible. It has been a true pleasure and we are now thundering on with new projects together.

Sakofall prepares for project in Vikarbyn, Rättvik

Sakofall plans for 10-12 units Tenant-owned homes in Vikarbyn, Rättvik. 3:s of 76 sqm and 4:s of 86 sqm. All apartments on the ground floor, with two patios and carport.

Sakofall signs land allocation in central Surahammar

Sakofall has signed a land allocation agreement for two properties in central Surahammar that enables the construction of up to 40 homes. Sakofall will build the buildings in its significant style with elements from the early 1900s and 1920s. The buildings are planned to be built entirely in wood and with varying horizontal / vertical panels, mullioned windows and black steel details.

"It feels great to establish ourselves outside Dalarna County for the first time. The properties are located in central Surahammar in a great location and only 15 minutes from the Erikslund shopping area in Västerås. We believe that our concept can be a good addition to Surahammar's housing market," says the company's CEO, Tom Sakofall.

Sakofall acquires part of Ugglan 3 in central Ludvika

On February 3, 2023, the purchase agreement for part of the property Ugglan 3 was signed by Ludvika kommunfastigheter AB and Sakofall Fastigheter AB.

- It feels safe and good that the property is sold to a local property owner who has visions for the building, says CEO Ulf Rosenqvist.

Sakofall Fastigheter AB will take possession of the property after the property formation has gained legal force (currently the average processing time is ten months) or as agreed. The purchase price amounts to SEK 800,000.

-"We think it's very fun and exciting to take over another historic, beautiful building in central Ludvika. As soon as access takes place, we will begin a surface renovation inside, the outside will also be polished. The intended use of the building is offices, conference and training facilities - just like today, says Tom Sakofall, CEO of Sakofall Fastighet AB.

Chronicle of the year 2022

Which year 2022 was.

A market that began at full speed and with a lot of energy, only to take a sharp turn in the spring when war and uncertain interest rates became our new everyday life. This meant completely new challenges and conditions, but we continued to work hard according to our conviction of creating attractive homes in the countryside.

In 2022, we not only completed Smedjebacken with 10 new Tenant-owned homes, we also broke ground on four additional projects. The projects that we started construction of are: brf bullerbyn in Hedemora, brf Söderbergs hage in Söderbärke, brf Lissbrändan in Rättvik and brf Skepparen in Smedjebacken, which together mean 40 new homes.

But that was not enough, despite the challenges of the market, we are looking forward to the 4 new projects corresponding to 40 homes that we launched in 2022 and which will have construction start now in 2023.

The Monument Village is one of the projects in 2023.

Sakofall works to preserve and develop the countryside and when we were informed that the railway master's house in Ludvika was at the end of the road, we saw the opportunity to preserve this old building instead and were pleased to acquire the property and could begin the renovation to preserve the railway master's house.

There have been many initiatives during the year, and we have taken a positive view of future developments even with the prevailing market challenges. To meet this in the best possible way, we employed both a business developer and a new project manager - an investment we have greatly benefited from during the year and look back on as the right way to go.

As a nice end to the year, we finished with new additions to the board of Sakofall Fastigheter, which we are very happy about. But more information about this later.

We are now looking forward to a new year, completing the projects that are in full production and working on the new projects and challenges we will take on in 2023.

To give you a little taste of what's to come, we are also looking at building new production in rental form according to our concept, which feels very exciting!

Sakofall acquires the old banmeister's residence in Ludvika

Sakofall Fastigheter loves history and old buildings! When there was a chance to save the old Banmästarbostaden from demolition, we acted immediately and contacted the property owner who gave us the confidence to buy the property. The building is now being renovated and we have already replaced the roof. The facade will be renovated this spring and now the interior renovation is underway for the new tenant who will move in later this winter.

In fantastic Rörbäcksnäs, just 5 minutes from Hundfjället, Sakofall plans to build Tenant-owned homes in semi-detached houses.

Rörbäcksnäs is a very interesting place to build, says Tom Sakofall.
-Our area is about 5 minutes from Hundfjället and Scandinavian Mountains Airport. The area is also adjacent to the popular cycling trails in Rörbäcksnäs. So there is an incredible opportunity for activities during all seasons of the year. We think it feels very fun with a project in Sälen.
